Healthcare is a growing industry and Orange is home to the largest concentration of medical facilities serving Orange County’s diverse population of over 3.1 million people. The epicenter of this health corridor is the intersection of Main Street and La Veta Avenue where Children’s Hospital of Orange County (CHOC) and St. Joseph Hospital of Orange are located. These two hospitals along with UC Irvine Medical Center (located in Uptown Orange) are nationally recognized hospitals with state of the art facilities.

Radiating out from this intersection are a number of medical offices, care facilities, and boutique clinics that provide an array of specialized medical services. This concentration of facilities, along with the well-paying jobs that they bring, provides opportunities for further healthcare development and the retail, dining, and housing development needed to support it.

Most of the area that is north of Walnut Avenue, south of Fletcher Avenue, and between Glassell Street and the Santa Ana River is zoned for industrial uses. With its proximity to the ports of Los Angeles and Long Beach and its access to five major freeways, Orange is a great place to manufacture, warehouse, and distribute goods. 

MS International is the leading distributor of natural stone in the United States and houses both its corporate headquarters and a large showroom in our industrial area. SC Fuels calls Orange home where they are one of the largest distributors of petroleum products in the Western United States. We are also home to OC Baking Company, both a Coca-Cola and a Dr. Pepper Snapple bottling facility and California Gasket and Rubber.

Repeatedly voted Orange County’s favorite downtown, the walkable streets of Old Towne Orange are lined with antique and collectibles dealers, specialty shops, apparel, and restaurants. Old Towne is also known for its Saturday farmers market, and is home to Chapman University.

With its central Plaza Park, it has been the gathering place for Orange residents and visitors for more than a century. 

Old Towne Orange contains the largest Nationally Registered Historic District in California and its distinct look makes it a popular location for film and television production.

Old Towne is also home to Chapman University, Orange City Hall, and the Orange Public Library & History Center, and is easily accessible from the Orange Metrolink Station or the 22, 57, 55, and 5 Freeways.

Tustin Street is the city’s main commercial corridor and runs the length of Orange, roughly parallel to the 55 Freeway. A wide variety of retail, goods, and services are concentrated on Tustin Street, with the northern end anchored by Target, Home Depot, and Walmart.

The major intersection of Tustin Street and Katella Avenue is home to the Tuskatella shopping center. Further south, the corridor has a variety of eclectic shopping centers, eateries, and specialty retail shops.

Tustin Street is also the location of three of Orange’s auto dealerships: Toyota of Orange, Villa Ford, and Selman Chevrolet. Proximity to the 55 Freeway and great traffic volume make Tustin Street a great place to invest in renovating, expanding, and revitalizing a commercial center.

Uptown Orange lies on the west end of the city, at the confluence of the 5, 57, and 22 Freeways and the Santa Ana River. The area is centered on the Outlets at Orange, a destination outlet mall serving the region as well as a steady stream of visitors from the nearby Anaheim Resort district.

The Outlets at Orange is ringed by high-rise office buildings, restaurants, hotels, and upscale apartment developments, creating a fun urban vibe in suburban Orange County.

Nationally recognized UC Irvine Medical Center and Christ Cathedral, featuring works by renowned architects, are also located in the area. Great freeway access, excellent infrastructure, and flexible zoning work together to create all the right conditions for continued development in Uptown Orange.

West Katella Avenue in Orange is just east of OC Vibe, Angel Stadium and the Honda Center, home to the Anaheim Ducks and a popular concert venue. Visitors and locals alike flock to the Stadium Promenade center for movies and dining, often before or after attending a game or event at one of the stadiums.

Many of the properties along West Katella Avenue and Main Street have existing industrial uses however, the zoning is a combination of Urban Mixed Use and Commercial Recreation allowing for redevelopment opportunities to bring in new dining, entertainment, hotel, and mixed-use developments. Given the prime location, mix of existing uses, and opportunities available in the collection of under-utilized properties in the area, the City of Orange has created a vision plan with the goal of transforming the West Katella Corridor to a mixed-use innovation district.
